Display your legal company name and any required numbers on proposals and the contract; use properly licensed subs for electrical/plumbing/gas-fitting.

Permits & inspections: Issued by the city/borough/township AHJ (e.g., Philadelphia, Pittsburgh, Allentown, Erie, Reading, Scranton, Lancaster, Harrisburg, York, Bethlehem). Confirm permit needs, plan review (rooftop RTUs/curb adapters/wind), fees, and inspection timing before change-outs or new installs. Codes: Most jurisdictions enforce the Pennsylvania Uniform Construction Code (UCC), adopting IMC/IECC (and IRC for residential) with local administration. If your scope triggers duct leakage tests, ventilation/ERV balancing, economizers/DOAS, or commissioning/controls, assign responsibilities and testing fees in the contract.

Cooling-off (in-home sales): Covered door-to-door/home solicitations generally include a 3-business-day right to cancel. Attach the written notice when applicable.

Liens: Pennsylvania recognizes mechanic’s lien rights with specific notices/timelines—keep clear payment terms and retain proof of required notices/waivers.

Time & Materials Example

Labor: $155/hour (first hour billable in full, then 30-min increments).

Deposits & Late Fees (Sample)

• Deposit: 30% on acceptance for projects over $3,000; balance due on completion.

Maintenance Plan Addendum (Pennsylvania)

Freeze/Snow/Ice, Thunderstorm/Wind & Rooftop Hail

Where required by code, manufacturer, or site conditions, equipment will include condensate freeze protection, rooftop anchorage/curb adapters with vibration isolation and hail/wind guards, and auxiliary pans/float switches for attic AHUs. Work may be postponed during snow/ice, severe-thunderstorm, or high-wind advisories for crew safety.

Rowhome/Multi-Family Access

Customer will provide clear interior/common-area access, reserved parking/loading as needed, and authorization for any required elevator/crane or street-use permits. Additional fees (if any) are listed in the Scope or by change order.

Change Orders

No change in scope, parts, or price is valid unless authorized by a written or electronic change order signed by both parties.

Dispute Resolution & Venue

This agreement is governed by the laws of the Commonwealth of Pennsylvania. Venue for any action lies in the county where the project is located, unless the parties agree otherwise in writing.
