Commissioning confirms systems are installed, started, and performing to design and code—airflow, charge/combustion, controls, and documentation.
Typical Tasks
- Start-up checklists (wiring, rotation, sensors, safeties).
- Refrigerant charge/combustion and CO check where applicable.
- Airflow & balancing; ERV/HRV setup; economizer/DOAS verification.
- Controls: schedules, setpoints, alarms; BMS integration if specified.
- Owner training and turnover packet (O&M, serials, warranties).
Copy-Ready Clause
Commissioning activities, tests, and documentation will be performed as listed in the Scope. Tests beyond this list (e.g., third-party TAB, trending, or functional performance testing) are extra and require a change order.
